二． 设计任务：

为适应城市经济发展的需要，拟在华北某省会城市繁华地段新建一座商业综合体，用地范围详见附图。

三． 设计目的：

1. 树立正确的设计思想，掌握商业建筑和高层建筑的设计方法；

2. 了解商业项目和高层写字楼的建设过程，及城市规划、城市设计的相关知识； 3. 学习掌握高层建筑结构知识、空间造型、交通组织、防火要求等； 4. 培养独立调研和相互协作的能力；

5. 了解相关的构造、材料、结构、设备知识；

6. 通过模拟训练，了解建筑单体、群体、综合体、城市的概念和相互关系。 7.

四． 设计要求：

1. 明确设计概念，宏观把握整体设计；

2. 符合购物和办公群体的行为心理特征，满足使用功能； 3. 做好室内空间和流线的设计； 4. 做好室外场地环境的设计；

5. 创造符合“城市”特征的建筑形象； 6. 绘图表达规范、构图均衡、图面美观。 7.

五． 规划设计要求：

1. 用地范围内保留建筑为市文物保护单位“皇华馆”，基地南侧的五一百货大楼、东侧的历史

建筑五一路邮局保留，由学生提出保护方案，需有充分理由。 2. 满足国家规范以及当地城市规划技术管理规定要求。 3. 建筑高度不应超过80米。

4. 场地内考虑集中地上停车场，停车数量不少于60辆。 5. 场地内考虑集中城市绿地，面积不少于4000㎡。

六． 设计内容：

结合项目用地区位及总平面布局，合理设计综合性购物中心和高层写字楼。基地占地面积：28350㎡。新建建筑总建筑面积58000㎡（±5%）,地下部分8000㎡，地上部50000㎡，包括商业

4. 楼内不设职工餐厅及厨房，由快餐公司提供餐饮服务，但应设公共咖啡厅等员工休闲空间，

并应在总图设计时考虑职工活动空间，视用地条件争取设网球场及篮球场各一处。

5. 建筑形象庄重大方，能体现写字楼的特征，个性鲜明。并控制大面积玻璃幕墙的使用。裙房

应结合使用功能表现出大众服务特征形象。 6. 出租写字层应考虑整租、分租等多种使用方式分隔的可能性需要，注意不同功能部分流线不

应交叉。

7. 写字楼按绿色建筑设计，方案中应特别关注绿色建筑概念和技术的应用。

（三）、地下部分：8000㎡

主要分三种功能：停车库、商场库房、设备用房。停车数量≥150辆（小型车），库房面积1000㎡,设备用房包括但不限于：变配电室200㎡，弱电室30㎡，空调机房400㎡，水泵房200㎡。
